Things to Consider When Renting Off Campus Housing

off campus housing

Congratulations! You just signed the lease on your first off campus housing. Renting an apartment or house off campus as a student is an exciting milestone, but it also requires taking on new responsibilities. And you’re not alone! According to a New York Times article, 87% of students live off campus as of 2016. As you settle into your new off campus rental, be sure to keep these important things in mind to ensure your experience goes smoothly.

Understand the Lease Agreement Thoroughly

Now that you’ve secured your off campus housing, set aside time to review your entire lease agreement meticulously. Make sure you fully understand all the terms and conditions, such as due dates and late fees for rent payments, guest policies, pet rules and deposits, procedures for maintenance requests, and any other guidelines. If you have roommates, have everyone review the lease terms together to get on the same page. Understanding the lease inside and out will prevent conflicts and confusion down the road.

Document Existing Damages Extensively

When you first move into the rental, do an exhaustive walkthrough inspection and document any existing damages in great detail. Take ample time-stamped photos and videos from all angles, and email them to your landlord right away to have a dated record. This protects you from being held responsible for any pre-existing damage when you eventually move out. Also, alert your landlord immediately about any repairs needed in the unit when you move in. Tackling damages early is key.

Stay on Top of Rent and Utilities

One big change with off-campus housing is taking over rent and utility payments yourself. Be sure to know exactly when monthly payments are due, including grace periods, to avoid late fees. Set reminders and autopay through your bank account if helpful. If you anticipate struggling to make a payment, speak with your landlord immediately to discuss options. Managing payments responsibly right away builds a strong rental history.

Living off campus allows more freedom and space. Just stay in open communication with roommates and your landlord. Follow lease terms diligently, pay rent on time, and maintain the property well. If you are looking for the perfect off campus housing for your needs, let our real estate services company help you to find the right unit. Reach out to the Lang Development Group now to get started.

4 Tips for Apartment Maintenance

apartments

Living in apartments has its perks, like not having to worry about exterior maintenance. But you still need to keep up with cleaning and repairs inside your apartment. Staying on top of apartment maintenance ensures your place stays looking its best and avoids bigger issues down the road. According to Trend Statistics, in the US, a new unit is rented every 80 seconds, and every 30 seconds, a new renter moves in their belongings to an apartment. Read on for four helpful tips to keep your apartment in tip-top shape!

1. Do Regular Deep Cleaning

One of the best things you can do is set aside time for deep cleaning your apartment. Try to tackle one major task each week, like scrubbing the bathroom, mopping floors, or dusting. Do a thorough sweeping or vacuuming at least once a week. Wash bedding and thoroughly clean the kitchen every couple of weeks. Stick to a schedule that works for you. Consistent deep cleaning prevents dirt and grime buildup. It also keeps your apartment looking fresh and tidy for guests.

2. Check Filters and Drains

It’s easy to overlook apartment maintenance tasks like checking filters and drains. However, clogged filters and drains can cause major problems if left unchecked. Replace air filters for heating and cooling systems about every three months. Pour hot water and baking soda down sinks and tub drains monthly to keep them clear. Always use drain covers to catch hair and debris, too. A few minutes of preventive care saves you from dealing with flooded bathrooms or costly plumbing repairs.

3. Do Small Repairs Promptly

Don’t let little issues linger when it comes to your apartment’s maintenance. Fix dripping faucets, sticky doors, cracked caulking, and other minor repairs right away. Leaving problems unresolved often leads to bigger headaches later. Keep basic tools and supplies on hand to tackle repairs quickly. Let your landlord know about any maintenance needed for electrical, plumbing, or structural issues. Being proactive protects apartments and makes life easier.

4. Know Who to Contact

An important apartment maintenance tip is knowing who to contact for different issues. For minor repairs like leaky faucets or clogged drains, you can likely fix these yourself, but for any major plumbing, electrical, appliance, or structural problems, you’ll need to get your landlord involved. Familiarize yourself with their preferred method of contact and emergency response protocols when you move in. Report any concerning maintenance situations right away before they worsen.

Staying on top of maintenance keeps apartments looking their best and functioning properly. Follow these tips to take great care of your place! If you’re looking for a new place to call home, our real estate services can help you. Reach out to Lang Development Group today to get started.

Creek View Complex: A Modern Mixed-Use Development Revitalizing Newark’s Historic Landscape

Nestled along Creek View Road in Newark, Delaware, the Creek View Complex represents a transformative development project that revitalizes a significant historical site. Originally a 233-acre tract purchased by Samuel Johnson in 1715, the area has deep roots in Newark’s industrial history. Johnson and his son established grist and saw mills on the land, harnessing the power of the nearby White Clay Creek. Over time, the mills ceased operation, and the land’s purpose shifted to meet changing economic needs.

Now, the Lang Development Group is leading the charge to bring new life to this historic area. The Creek View Complex integrates a mix of residential, professional, commercial, culinary, and entertainment spaces, creating a vibrant hub for the Newark community.

Blending Tradition with Modern Amenities

The Creek View Complex embraces Newark’s heritage while offering a contemporary twist. The development features several existing structures that have been restored, along with new builds designed to meet modern needs.

One notable restoration is 100 Dean Drive, a beautifully renovated stone barn that now serves as Lang Development’s headquarters. Similarly, the building at 100 Creek View Drive has been transformed into Timothy’s of Newark, an American-style restaurant and bar that retains its historic charm.

Included in the complex is 300 Creek View, an existing professional office building home to various businesses. This building is just the beginning of the complex’s dedication to fostering a dynamic professional environment. Nearby, Applied Control Engineering occupies 700 Creek View and 800 Creek View is a brand-new professional building offering 31,000 square feet of office space, meticulously designed for a diverse range of businesses.

Residential Excellence and Community Spaces

The Creek View Complex is also redefining residential living in Newark. The stone and brick building at 500 Creek View is undergoing a remarkable transformation into a luxury apartment building, offering one- and two-bedroom units. Residents will enjoy high-level amenities such as a fitness center, community room, coffee bar, rooftop patio, outdoor deck, and sports court.

The complex includes other residential options, too. The Mill at White Clay Creek, Mill Townhouses, and the Mill Lofts are popular among young professionals and University of Delaware students, providing modern living spaces with easy access to amenities.

Entertainment, Dining, and Scenic Beauty

The development goes beyond business and residential needs, offering a rich array of entertainment and dining experiences. The new theater at the complex will soon become the home of Chapel Street Players, providing them with a fresh venue and the convenience of on-site parking—both welcome improvements over their current location.

At 600 Creek View, a new restaurant is being built, with a 4,800-square-foot space available for lease. It includes an outdoor dining patio with picturesque views of White Clay Creek, promising an appealing dining experience for locals and visitors alike.

A Strategic Location and Natural Appeal

The Creek View Complex’s location is ideal for those who enjoy both city life and nature. The complex abuts White Clay Creek, a well-known spot for fishing and outdoor recreation. Several properties within the complex have patios overlooking the water, creating a serene atmosphere for residents, professionals and visitors.

The complex is just a half-mile from the restaurants, shops, and entertainment options on Newark’s Main Street, offering easy access to the city’s vibrant social scene.

A Bright Future for Newark

The Creek View Complex by Lang Development Group exemplifies a thoughtful approach to revitalizing historical sites while meeting the needs of a modern community. By combining residential, professional, commercial, culinary, and entertainment spaces, this development creates a lively, integrated environment that will continue to serve Newark for years to come. With its strategic location and diverse offerings, the Creek View Complex is poised to become a cornerstone of Newark’s ongoing transformation.

Why Pet Friendly Apartments Are a Common Trend

pet friendly apartment

You’ve probably noticed lately that more apartment complexes are marketing themselves as pet friendly. Allowing cats, dogs, and other furry friends has become a popular policy. What accounts for the rise of the pet friendly apartment? There are several factors driving this trend.

Pets Are Family

Pet ownership rates continue to climb across the United States. According to Spots, since 1988, pet ownership has increased by 20%. Dogs and cats are increasingly seen as family members rather than just property. People become very attached to their animal companions. Naturally, when it’s time to move into a new rental, pet owners want to bring their pets along. To attract tenants, landlords are adjusting no-pet policies.

Pets Offer Health Benefits

Studies show that living with pets provides significant mental and physical health benefits. Petting a cat can lower blood pressure, dogs encourage their owners to exercise by walking them, and caring for pets builds empathy in children. Beyond that, pets have been shown to reduce stress, anxiety, and feelings of loneliness. The companionship of an animal can lift people’s moods and give them a sense of purpose. With greater awareness of the health perks of having an animal, outright pet bans seem unreasonable to many renters.

Pet Rent or Fees Can Offset Costs

In the past, some landlords worried about property damage and extra cleaning costs from allowing pets. However, most pet-friendly apartments today offset these potential expenses by charging monthly pet rent, fees, or pet deposits. This extra revenue helps cover any costs associated with four-legged tenants. Knowing they can recoup pet-related costs makes landlords more amenable to the idea of allowing pets.

Pet Amenities

Simply allowing pets isn’t enough for some apartments anymore. To stand out, they’re adding amenities targeted specifically at animal owners, like dog parks, grooming stations, and walking services. These pet perks can give an apartment community a competitive advantage. They show renters that the property truly welcomes and accommodates pets.

Property managers recognize they need to keep up with the trend of pet ownership to attract renters in a competitive market. As more households include cats, dogs, or other animals, pet-friendly policies will likely continue becoming the norm at apartment complexes across the country. If you’re looking for a pet friendly apartment, you’re in luck. Call today at Lang Development Group to book a tour of our pet friendly apartment complex in Delaware.
